The hidden cost of your own warehouse
Renting a warehouse in Dubai looks cheap per square foot, until you add the fit-out, the security system, the utility bills, the racking, the manpower, the trade licence updates, and the long-term commitment.
For most businesses turning over under AED 20 million a year, the math doesn’t work.
When shared business storage wins
Shared business storage in a managed facility makes sense when:
- Your volume changes month to month
- You don’t have full-time warehouse staff
- You want to test a new product line without infrastructure
- You need climate control or higher security than a basic warehouse offers
- Your time is better spent on growth than on facility management
When a private warehouse wins
Private space starts paying off when you need over 5,000 sq ft consistently, dedicated docks, custom racking, or staff working on-site daily. That’s usually a different stage of business.
How to think about the switch
Start with shared. Run six months. Look at what you spent on storage, plus what your team didn’t have to do (security, fit-out, utility tracking). Compare against a realistic full-cost private warehouse number, not the headline rent.
Most companies stay shared longer than they expect.
